Can the Median Household Afford the Median Home?

Interest rates are up today and that has us thinking about affordability.

The median home in Metro Denver sold for $616,000 in June. The median household here earns $108,046 a year. Whether those two numbers can meet is the question underneath most conversations about our market, and the answer is less comfortable than a year of roughly flat prices might suggest.

The 30-year fixed rose to 6.68 percent today, according to Mortgage News Daily.

At 6.68 percent with 10 percent down, the median home carries a payment near $4,360 a month once property taxes and homeowners insurance are folded in. Insurance weighs more here than in most of the country: the typical Colorado premium now runs around $3,600 a year, pushed up by hail and wildfire risk. To keep that full payment near 28 percent of income, the level most lenders and household budgets treat as comfortable, a buyer needs to earn roughly $187,000. The median household earns about 58 percent of that.

Turn the question around and it gets sharper. A household earning $108,046, putting 10 percent down at today's rate, can comfortably afford a home priced around $337,000. That sits below the median attached home in Metro Denver, which closed at $391,750 in June. Condos and townhomes are usually the entry point into ownership, and at a realistic down payment the median household lands just short of even that.

Here's what surprises some people. Putting less money down buys you less house, not more. A smaller down payment means a larger loan and adds mortgage insurance on top, so the monthly cost for each dollar of home rises, and the price a given income can comfortably carry falls as the down payment shrinks. What a smaller down payment lowers is the cash you need on day one.

The size of the down payment sets two things at once: the cash due at closing and the ceiling on what a household can comfortably carry. Saving longer for a bigger down payment raises that ceiling, but it also keeps buyers renting while they save.

Set those thresholds against what households here actually earn. Buying the median home at a realistic 10 percent down takes around $187,000 a year, and only about one in five Metro Denver households earns that much. The median home has quietly become a purchase for the top fifth of earners, which leaves everyone below it looking at the condo and townhome segment or staying put as renters.


For Buyers

If you are shopping the attached segment, the math is more forgiving and the supply is deeper, which gives you room to write an offer with conditions rather than chase a good deal. If you are reaching for a detached home near the median, run the payment at your real down payment before a list price wins you over. The number that decides the deal is the monthly one, and mortgage insurance and Colorado premiums move it more than most buyers expect.

For Sellers

Pricing to the median buyer means pricing to a household that has run these numbers. The homes drawing offers are the ones that make sense on the full monthly cost, not just the listing price. In the attached segment especially, sharp pricing and clean presentation are what close the distance between your number and what a stretched buyer can carry.
