The story in June is a split, and it shows up clearest in the money. Detached homes closed at a median of $675,000, up 1.50 percent from last June, with the average close up 1.27 percent. Attached homes went the other way: median down 2.06 percent to $391,750, average down 1.16 percent. One half of our market is still gaining value while the other gives it back.
The median and the average moved the same direction within each segment, which tells you the divergence is real rather than a trick of what happened to sell that month. Detached homes are worth more than a year ago; attached homes are worth less.
Detached homes closed 1.5 percent above last June while attached closed 2 percent below — two halves of one market moving opposite ways.
Closed sales tell the same story over a longer window. Both segments sold fewer homes in June than a year ago, but the first half of the year separates them cleanly: detached closings are essentially flat year to date, down just 0.66 percent, while attached closings have fallen 8.35 percent. Attached is losing ground on both counts, fewer sales and lower prices.
That divergence hides inside the headline. The all-residential median came in at $616,000, up 0.98 percent year over year, a number that reads like steady appreciation. It holds up only because detached homes are nearly four of every five closings, so detached's gain outweighs attached's decline in the blend. Pull the two segments apart and the single market looks like two.
Supply and time on market are moving the same way as the prices. Detached inventory is down 14 percent year over year while attached inventory keeps building, and the typical attached home now takes 34 days to sell against 14 for detached. That is what you would expect when buyers are competing for one segment and hesitating on the other.

For Buyers
If you're buying detached, you're buying into a segment that's still appreciating, so a well-priced home rarely sits and waiting seldom pays off. Attached buyers have the opposite hand: prices have eased and inventory is deeper, which means more time to choose and more room to write an offer below asking.
For Sellers
Detached sellers are still selling into rising prices, and a maintained home at the right number will move. Attached sellers, especially condo and townhome owners, are meeting buyers who have watched prices soften and expect that reflected in the offer. Sharp pricing and strong presentation are what close the gap now.
