Fewer Homes on the Market Than Last July, and Detached Is the Whole Story

For two years running, our updates have said the same thing about supply: there's more of it. July broke the streak. Metro Denver ended the month with 13,115 active listings, down 6.29% from July 2025 and the first July-over-July decline since 2023.
That headline number covers two markets moving in opposite directions. Detached inventory accounts for the entire drop, down 11.57% year over year to 8,584 homes. Attached inventory kept building, up 5.67% to 4,531.

What's driving the split
Sellers pulled back at about the same rate in both segments this year. Detached new listings are down 4.81% year to date, attached down 4.11%. The difference sits on the buyer side. Detached closings are essentially flat year to date, off 0.15% from the same stretch of 2025, while attached closings are down 8.13%.
Every other measure lines up behind it. Homes that closed in July spent a median of 17 days in the MLS on the detached side and 40 days on the attached side. Detached carries 2.99 months of supply against 5.71 for attached, which puts one segment in seller's-market territory and the other past into what most of us call a buyer's market. The detached median close price is up 1.54% year over year to $660,000. The attached median is down 2.56% to $380,000.
The combined residential median of $605,000 is up 2.95% year over year, but that figure blends two segments pulling apart. A seller pricing a condo off the combined number is working from the wrong number.

Where rates stand
The 30-year fixed is at 6.77%, flat from a week ago and just under the 6.85% touched in late July, the high point of the past twelve months. On our $605,000 median with 10% down, that spread runs about $29 a month in principal and interest: roughly $3,539 at 6.77% against $3,568 at 6.85%.
If you're buying
The negotiating room is in attached. Nearly six months of supply, a 40-day median in the MLS and prices down year over year. Detached is a different conversation: 2.99 months of supply and a 17-day median means a well-priced house still moves fast, and there's less of it to choose from this July than last.
If you're selling
Selling a condo or townhome, last summer's comps are working against you, and the listings you're competing with are up 5.67% from a year ago. Selling a detached home, you have fewer competitors this July than last, but buyers still set the pace on price. The close-price-to-list-price ratio held at 99.0% across our market.
