Sales fell 18.99% from July and 17.35% from last August. That's a real drop, and it's steeper than anything the year has averaged. Year to date, sales are down 3.49%, so August ran well below the pace the rest of 2026 has set.
Inventory moved differently. Active listings ended August at 13,080, down 0.27% from July and up 0.16% from a year ago. Through most of this year, listing counts have run well ahead of 2025 levels, and that cushion is where buyers found room to negotiate. It's now down to roughly nothing.
The makeup of those listings changed underneath the flat total. Detached listings ended the month at 8,645, down 4.21% from last August. Attached finished at 4,435, up 9.94%. Year-over-year growth in Metro Denver listings now comes entirely from condos and townhomes.

Median close price came in at $594,495, within a quarter percent of last August. Homes that sold moved faster than they did a year ago, with median days in MLS at 27 against 30. Sellers collected 98.54% of list price, against 98.51% last August. Fewer households transacted in August, and the ones that did saw terms similar to 2025.
August is one month. Year to date the median sits at $599,990, up 0.17%, and the market has run near flat all year. September will say more about whether August was a shift or a slow month.
Attached homes carry 6.77 months of inventory against 3.58 months for detached. The median came in at $370,000, down 4.87% from last August, while detached held at $649,500, essentially even year over year. Attached homes took a median of 45 days to sell against 24 for detached, and sales fell 23.48% from last August. Negotiating room is concentrated here.

For Buyers
If you're shopping detached, there are 4.21% fewer homes listed than last August, though the count did tick up slightly from July. At 3.58 months of inventory there's still room to negotiate, but the year-over-year cushion that shaped the spring isn't there anymore. Condo and townhome buyers are working in a different market: 6.77 months of inventory, prices down 4.87% from last year, and sellers who have been sitting a while.
For Sellers
Detached sellers faced fewer competing listings in August than a year ago, and the typical detached home went under contract in 24 days. The average was 42, so the tail of slower listings runs long. Where a home falls in that spread depends mostly on how the price reads against current comps rather than last spring's. Attached sellers are working against more inventory and fewer buyers than last year, with a 45-day median. Treat the first two weeks of showing feedback as pricing data instead of waiting a month to act on it.
