Dec. closings vs. Dec. new listings

Every October, buyers ask whether they should wait for spring, and sellers ask whether anyone buys a home during the holidays. We pulled last year's numbers from the MLS to answer both.

We compared summer 2025 (June through August) with the fourth quarter (October through December) across the seven Metro Denver counties, counting two things: homes that came on the market and homes that closed.

  New Listings Closings
Summer 2025 (Jun–Aug) 17,389 12,617
Q4 2025 (Oct–Dec) 9,666 10,378
Change −44% −18%

Sellers stepped away from the fourth quarter at more than twice the rate buyers did.

The quarter also crossed a line summer never did. From October through December, buyers closed on more homes than sellers listed. In December alone, closings ran nearly double the new listings. Every summer month ran the other direction, with new supply outpacing sales.

This is what 2025 looked like. It describes one year, not a guarantee about the one we're in. But the pattern matches what we see with clients every fall, and the size of the gap surprised us.

For Buyers

Fewer homes come on the market from here through December, so your selection thins. The trade is fewer competing buyers per home. Last fall, the buyers who stayed active closed more than 10,000 purchases in the quarter.

For Sellers

Listing now means joining a much smaller group of competing sellers. Buyer demand holds up better than most sellers expect. Last December, buyers closed on nearly two homes for every one that sellers brought to market.
