Forget return on investment for a moment. The report introduces a “Joy Score” (1-10 scale) measuring homeowner happiness after completion. Three projects earned perfect 10s:

  • Added primary bedroom suite
  • Kitchen upgrade
  • New roofing

Close runners-up scoring 9.7-9.8 included bathroom renovations and complete kitchen renovations. The takeaway? Major living space improvements deliver serious satisfaction.

The Money-Smart Moves: Projects With Highest Cost Recovery

When it’s time to sell, these improvements recoup the most:

  1. New steel front door: 100% cost recovery
  2. Closet renovation: 83%
  3. New fiberglass front door: 80%
  4. New vinyl windows: 74%
  5. New wood windows: 71%
  6. Basement conversion to living area: 71%

Notice a pattern? Security, storage, and energy efficiency upgrades tend to pay back handsomely.

Why Homeowners Really Remodel (Hint: It’s Not What You Think)

Contrary to popular belief, 89% of homeowners said housing affordability wasn’t a factor in their decision to remodel. Instead, the top motivations were:

  • Upgrading worn-out surfaces and materials (27%)
  • Improving energy efficiency (19%)
  • Simply wanting a change (18%)
  • Preparing to sell within 2 years (18%)

Translation: Most people remodel because they want to, not because they’re stuck.

The DIY vs. Pro Reality Check

The report reveals a nearly even three-way split:

  • 29% hired professionals for the entire job
  • 24% hired labor but bought materials themselves
  • 24% went full DIY

Interestingly, 31% of projects took more time than planned, while another 31% took less time—proving that project timelines are anyone’s guess.

What REALTORS® Say Sellers Should Prioritize

If you’re selling soon, REALTORS® most frequently recommend:

  1. Painting the entire home (50%)
  2. Painting one interior room (41%)
  3. New roofing (37%)
  4. Kitchen upgrade (30%)
  5. Bathroom renovation (24%)

These aren’t necessarily the highest ROI projects, but they’re what make homes sell faster in today’s market.

The Emotional Payoff

Beyond dollars and cents, remodeling delivers serious lifestyle benefits:

  • 64% report a greater desire to be in their home
  • 46% experience increased enjoyment at home
  • 55% feel a major sense of accomplishment
  • 92% would remodel more areas if cost wasn’t an issue

Hot Trends: What’s In Demand Now

REALTORS® report surging buyer interest in:

  • Kitchen upgrades (48% seeing increased demand)
  • New roofing (43%)
  • Bathroom renovations (35%)

These areas represent smart investment opportunities for homeowners planning to sell in the next few years.
